Ciputra Property has signed a 20-year lease agreement with Lotte Shopping Plaza Indonesia for its Ciputra World Jakarta retail space, under construction. This should be positively viewed as it would reduce project development risks, improve project IRR and increase cash flows. The agreement will leave Ciputra Development (and Ciputra Property) with a secured 100% lease rate, a certain growth rate (fixed rates after the initial three years) and steady cash flows (Rp115bn-120bn annually for FY13-15). We raise our earnings estimates by 3-6% for FY12-13 on the back of changes to our Ciputra World Jakarta retail  calculations and assumptions. Accordingly, we raise our DCF-based (WACC 12%) target price to Rp505 (from Rp500), still implying a 40% discount to RNAV.
